When companies look for office space in Bangalore, one of the first questions is whether to choose a bare shell, warm shell or fully fitted office.
The right choice depends on budget, how quickly the company needs to move in, how much customisation is required and how long the business expects to stay.
What is a bare shell office?
A bare shell office is usually handed over with very limited interiors.
The tenant may need to carry out most of the fit-out, including:
- flooring
- ceilings
- lighting
- workstations
- cabins
- meeting rooms
- electrical and data cabling
- pantry
- furniture
- partitions
The advantage is flexibility. The company can design the office around its own requirements.
The downside is the time and capital required before occupation.
What is a warm shell office?
A warm shell office sits between bare shell and fully fitted.
It may already include some basic infrastructure such as:
- flooring
- ceiling
- lighting
- air-conditioning
- electrical points
- basic washroom/common-area readiness
The tenant still needs to complete the office layout, furniture and workstations.
Warm shell can work well for companies that want some customisation without starting completely from scratch.
What is a fully fitted office?
A fully fitted office is usually ready, or close to ready, for occupation.
Depending on the property, it may include:
- workstations
- cabins
- meeting rooms
- reception
- pantry
- partitions
- lighting
- cabling
- furniture
This can significantly reduce the time needed to move in.
For companies that need space quickly, that can be a major advantage.
Bare shell and fully furnished offices are not quoted at the same rent
A bare shell office and a fully furnished office in the same building may have very different asking rents.
With a bare shell office, the landlord may have spent very little on the internal fit-out. The tenant takes responsibility for creating the workspace.
A fully furnished office is different.
The landlord may have invested substantially in:
- quality furniture
- workstations
- cabins and meeting rooms
- flooring and ceilings
- lighting
- air-conditioning modifications
- electrical and data cabling
- reception and pantry areas
The rent therefore depends partly on how much the landlord has invested in the fit-out, the quality of that fit-out and how new it is.
A newly furnished premium office can command a materially higher rent than a bare shell office in the same building.
Tenants should therefore compare the landlord’s fit-out investment with what they would otherwise need to spend themselves.
A higher rent can sometimes still be cheaper overall
A fitted office may look more expensive on a rent-per-square-foot basis.
But if the tenant would otherwise need to spend heavily on interiors, furniture, cabling and project management, the overall economics can change.
A useful comparison is:
Rent + fit-out cost + time to occupation
not simply the quoted rent.
For short or medium-term occupiers, a fitted office can sometimes be more economical despite the higher rent.
Fully fitted offices may come with longer lock-in periods
Lease terms can also differ.
When a landlord has just spent heavily on a brand-new office fit-out, they will generally want greater certainty that the tenant will remain for a reasonable period.
That can mean:
- longer lock-in
- stronger lease commitments
- less flexibility for early exit
With a bare shell office, the landlord may have made little or no interior investment beyond providing the space itself.
As a result, the landlord’s capital exposure can be lower.
Every transaction is different, but as a general principle:
the more capital a landlord has invested specifically for the occupier, the more likely the landlord is to seek stronger lease protection.
Which option suits which company?
Bare shell may suit:
- large occupiers
- companies planning a long lease
- businesses with specific design standards
- occupiers willing to invest in fit-out
- companies that want maximum control over layout
Warm shell may suit:
- companies that want some customisation
- occupiers looking to reduce fit-out time
- businesses that do not need a completely bespoke office
Fully fitted may suit:
- companies that need to move quickly
- startups and growing businesses
- occupiers wanting lower upfront capex
- companies that prefer predictable move-in costs
- businesses prioritising faster occupation and lower upfront fit-out expenditure
Feroze Estate’s perspective
Feroze Estate Agency has advised companies and property owners in Bengaluru since 1981.
In our experience, the right office format depends on much more than the quoted rent.
A bare shell office can provide flexibility and control, while a fully fitted office can save considerable time and upfront expenditure.
The right comparison should include:
- rent
- fit-out investment
- move-in time
- lock-in period
- lease tenure
- flexibility
- long-term business plans
