For decades, Central Bangalore has occupied a very different position from the city’s newer residential and commercial corridors.
Areas such as Lavelle Road, Vittal Mallya Road, Cunningham Road, Richmond Town, Vasanth Nagar, Residency Road and the surrounding Central Business District were already established long before many of Bengaluru’s present-day growth corridors emerged.
Today, that maturity is precisely what is making Central Bangalore increasingly valuable.
While Bengaluru continues to expand outward, the supply of genuinely prime property in the centre of the city remains extremely limited.
And when demand rises against an asset that cannot easily be reproduced, prices respond accordingly.
1. Central Bangalore has a supply problem — and that is precisely why it remains valuable
The biggest difference between Central Bangalore and many newer parts of the city is simple:
There is very little new land left to create.
Large residential communities can still be developed in growth corridors where sizeable land parcels remain available.
Central Bangalore is different.
Much of the area is already occupied by established residential buildings, independent homes, commercial properties, hotels, institutions and older developments.
New premium housing therefore often comes through:
- redevelopment of older properties
- consolidation of smaller land parcels
- boutique residential projects
- replacement of old independent homes
- limited high-end apartment development
That naturally restricts supply.
A good address on Lavelle Road, Cunningham Road or Richmond Town cannot simply be reproduced five kilometres away and retain the same characteristics.
The location itself is part of the asset.
2. Recent transactions show how valuable scarcity has become
Some of Bengaluru’s recent high-value transactions illustrate just how strongly the market values exceptional Central Bangalore property.
In 2025, a prime property on Lavelle Road measuring approximately 25,824 sq ft changed hands for about ₹165.6 crore.
Another major Central Bengaluru transaction involved a luxury penthouse at MAIA Estates’ 27 Summit in Sampangiram Nagar, which sold for ₹54.38 crore.
These transactions should not be interpreted as the normal rate for every property in Central Bangalore.
They represent exceptional assets.
But they demonstrate something important:
buyers with the ability to choose almost anywhere in Bengaluru are still willing to pay substantial premiums for the right central address.
3. Buyers are increasingly paying for time, not only square footage
One of the biggest changes we have observed in Bengaluru real estate is the value buyers now place on convenience and time.
Central Bangalore offers proximity to many of the city’s established:
- business districts
- corporate offices
- clubs
- hotels
- hospitals
- schools
- restaurants
- shopping districts
- parks and cultural institutions
For a buyer whose work, business and social life are concentrated around the centre of Bengaluru, the difference between living centrally and commuting long distances every day can be considerable.
A property is therefore no longer valued only by its built-up area.
Location efficiency has become part of the value equation.
4. The definition of luxury has also changed
Central Bangalore buyers have become increasingly selective.
A prestigious PIN code alone is no longer enough.
Many premium buyers today look for a combination of:
- privacy
- larger usable spaces
- good natural light
- adequate parking
- quality construction
- security
- well-maintained common areas
- low-density development
- modern services
- clear documentation
- convenient access
This is creating a widening gap between an ordinary property in a premium locality and an exceptional property in the same locality.
Two apartments located only a few hundred metres apart can therefore command very different values.
That distinction is likely to become even more important over the coming years.
5. Old Bangalore addresses carry something new developments cannot manufacture
There is another dimension that is difficult to measure purely in rupees per square foot.
Many Central Bangalore neighbourhoods have an established character developed over several decades.
Tree-lined streets, mature neighbourhoods, long-standing institutions, heritage properties, parks, clubs and established commercial districts contribute to the appeal.
For many families and business owners, these locations also carry familiarity and generational value.
A new development can recreate luxury.
It cannot easily recreate history, location and neighbourhood character.
That is one reason established Central Bangalore addresses continue to command attention despite the emergence of impressive new developments elsewhere in the city.
6. Commercial strength also supports Central Bangalore values
Central Bangalore is not purely a residential market.
It remains one of Bengaluru’s most important business environments.
Cunningham Road, MG Road, Residency Road, Richmond Road, Infantry Road, Vittal Mallya Road and surrounding areas continue to accommodate corporate offices, professional firms, retail, hospitality and premium commercial property.
That mix matters.
Strong commercial activity creates demand from business owners, senior executives, entrepreneurs and professionals who value living close to work.
It also supports restaurants, hotels, retail and services — making the area more attractive as a place to live.

7. Will Central Bangalore prices continue to rise?
Probably the more useful question is:
Which Central Bangalore properties are likely to remain most desirable?
We do not expect every property to appreciate at the same rate.
As values rise, buyers become more demanding.
Properties with some combination of the following are likely to remain particularly sought after:
- exceptional micro-location
- larger land share
- limited-density development
- good parking
- quality redevelopment potential
- clear title and documentation
- well-managed buildings
- modern layouts and services
- attractive views or green surroundings
- genuinely scarce characteristics
At the same time, older properties with poor maintenance, inadequate parking, inefficient layouts or complicated documentation may not command the same premium simply because they happen to be centrally located.
The next phase of Central Bangalore’s market is likely to reward quality as much as location.
8. Buyers should be careful about headline price-per-square-foot comparisons
Central Bangalore is particularly difficult to value using a single average price.
A bungalow site, an older resale apartment, a newly constructed boutique residence and a trophy penthouse are completely different assets.
Even within the same street, values can vary substantially depending on:
- land component
- age of the property
- floor
- view
- parking
- building quality
- plot dimensions
- redevelopment possibilities
- title
- tenancy
- condition
- urgency of buyer or seller
Headline prices therefore provide context, but they should not replace a property-specific evaluation.
